MEP Penetration Firestop

Fire-rated sealing of the openings where cables, pipes, ducts and cable trays pass through fire-rated walls and floors. Every unsealed penetration is a path for fire and smoke between compartments, and every one is checked at inspection. We install tested firestop systems — intumescent sealants, mortar, collars, wraps, pillows and boards — selected from the manufacturer’s listed details to match the penetrating service, the opening size and the wall or floor construction, so the original fire rating of the element is restored. Each seal is labelled and recorded in a penetration register with the system reference, tested detail and location, which is what the consultant and civil defence inspector ask to see at handover. Typical projects are towers, hospitals, data centres and industrial plants where MEP density is high and the schedule is tight.

Top / Head of Wall Firestop

Head-of-wall firestop systems seal the joint between the top of a fire-rated partition and the slab, beam or deck above. Because that joint must allow for deflection and movement while stopping fire and smoke, it needs a tested joint system — mineral wool backing with fire-rated sealant or spray, or a preformed deflection strip — rather than a bead of ordinary caulk. We install head-of-wall, bottom-of-wall and wall-to-wall joint systems to the listed detail for the joint width and the required rating, including at profiled metal decks where flute fillers are needed. The work is coordinated with drywall and MEP trades so the joint is sealed before ceilings close, and every run is recorded for the handover file.

Façade Curtain Wall Firestop

Perimeter fire barrier — curtain wall firestop — is the safing installed between the edge of each floor slab and the back of the façade to stop fire leaping floor to floor behind the glazing. On a high-rise it is one of the most inspected details on the project. We install mineral wool safing with the correct compression and a fire-rated spray or sealant over the top, to the tested perimeter joint system for the slab-edge gap and the curtain wall construction, together with mullion covers and spandrel protection where specified. Installation is sequenced with the façade contractor so each floor is closed as the curtain wall is fixed, and photographs and records are kept for every bay.

Cable Fire Protection System

Fire-retardant coating applied to power and control cables in trays, risers, tunnels and substations to slow flame spread along the cable, reduce smoke and protect circuits that must keep working during a fire — emergency lighting, fire pumps, alarms and control systems. We apply water-based, halogen-free cable coatings by spray or brush to the manufacturer’s coverage rate, on bundled and single cables, and install fire-rated wraps or boards where circuit integrity for a set period is required. Coverage is checked and recorded by area, and the coating is compatible with future cable additions. The service suits substations, plant rooms, data halls and industrial facilities where cable density makes fire spread a risk.

Fabric Fire Protection

Flexible fabric fire protection — fire-rated wraps, blankets and curtains — for ducts, cable trays, irregular openings and equipment where rigid boards cannot be fitted. The systems use flexible insulation and coated fabrics that provide the required fire rating while remaining lightweight and quick to install around bends, supports and changes of direction. We install duct wraps for kitchen extract and smoke control ducts, tray wraps for circuit integrity, and fire blankets or curtains for temporary and permanent separations, all to the tested detail for the rating required. Because the material follows the shape of the service, fabric systems are often the practical answer in congested ceiling voids and retrofit projects.

Cementitious Fireproofing

Spray-applied cementitious fireproofing for structural steel beams, columns, decks and trusses — a cost-effective way to achieve the specified fire rating over large structural areas in car parks, plant rooms, warehouses and back-of-house zones where a decorative finish is not required. We apply gypsum- or portland-cement-based products to the thickness required for the section factor and the fire rating, after surface preparation and primer or mesh where the system calls for it, and verify thickness and density by testing at the frequency the specification sets. Records of thickness, density and bond are provided for each area, and the work is coordinated with MEP installation so services are not fixed through the fireproofing before it has been inspected.

Intumescent Fireproofing

Thin-film intumescent coatings that expand under heat to insulate structural steel, giving exposed steelwork a fire rating while keeping a clean, painted finish suitable for atriums, lobbies, airports and architectural structures. We prepare the steel to the specified standard, apply the primer, the intumescent basecoat to the dry film thickness required for each section size and rating, and the topcoat for the finish and environment, measuring dry film thickness across the structure and recording it for the fire engineer’s sign-off. Water-based and solvent-based systems are available for internal and semi-exposed steel. The service is often paired with cementitious fireproofing on the same project — intumescent where the steel is seen, cementitious where it is not.

Concrete Scanning

Ground-penetrating radar (GPR) scanning of slabs, walls and columns to locate reinforcement, post-tension cables, conduits, voids and slab thickness before coring, cutting, drilling or anchoring. Hitting a post-tension tendon or a live conduit is expensive and dangerous; a scan takes minutes and removes the guesswork. We scan and mark the surface with rebar spacing, cover depth and no-go zones, and provide a report with images where required for permits or for the structural engineer’s approval. Scanning is carried out ahead of our own coring and cutting work and as a stand-alone service for MEP contractors, fit-out teams and facility managers planning openings, anchors and penetrations in existing structures.

Concrete Coring & Cutting

Diamond coring and cutting in Qatar for MEP openings, door and window openings, slab and wall cuts, expansion joints and controlled demolition. Diamond drilling produces clean, precise holes from 25 mm to over 600 mm for pipes, ducts and cables; wall and floor sawing cuts openings and removes sections with minimal dust, vibration and disruption compared with breakers. We work from the MEP or structural drawings, scan before cutting, control water and slurry, support and remove cut sections safely, and leave the opening ready for the firestop or frame that follows. Live buildings, hospitals, data centres and occupied towers are routine, with work scheduled outside operating hours where needed.

GRP Lining Water Tank

Glass-reinforced plastic (GRP) lining for concrete and steel water tanks, pits and sumps to stop leakage, corrosion and contamination and to extend the life of the tank. The lining is applied as a seamless laminate — resin and glass reinforcement built up in layers over a prepared, dry substrate — with a gel coat finish suitable for potable water where required. We prepare the surface, repair cracks and defects, apply the laminate to the specified thickness, and test the finished lining before the tank is returned to service. GRP lining is used for domestic and fire-fighting water tanks, irrigation tanks, chemical containment and process pits in towers, compounds, hotels and industrial facilities.

FM200 Integrity Testing

Room integrity (door fan) testing for clean-agent suppression systems such as FM200 and Novec, to confirm that a protected room — server room, data hall, electrical room, archive — will hold the agent concentration for the required retention time. The test pressurises and depressurises the room with a calibrated fan, measures the equivalent leakage area, and calculates the retention time against the design concentration. Leaks are located with smoke and the report shows whether the room passes or what sealing is needed. We carry out the test, identify and seal leakage paths where required, retest and issue the certificate that handover, insurance and audit processes ask for. Testing is recommended at commissioning and periodically thereafter.

Smoke Test / Foam Conductivity

Smoke testing of ducts, shafts, risers and compartments to verify that smoke control and extract systems perform as designed and that compartment seals actually hold, together with foam conductivity testing of fire suppression systems to confirm the foam concentrate and proportioning are within specification. Smoke tests use non-toxic theatrical smoke to make leakage paths visible and to prove smoke extract and pressurisation systems in stairs, lobbies and car parks; foam conductivity tests sample the foam solution and compare its conductivity against calibration curves to verify the induction rate. Both tests are documented with reports for the fire consultant, civil defence approval and insurers.

Fire Door Inspection

Inspection of fire doors and door sets against the applicable standard and the manufacturer’s certification — gaps, intumescent and smoke seals, closers and hold-open devices, hinges, glazing, signage, labels and frame fixing — with a report that identifies each door, its condition and the remedial work required. Fire doors are the most commonly failed passive fire item in occupied buildings because they are used every day and rarely maintained. We survey the building, tag each door, record findings with photographs and provide a prioritised schedule of repairs, which can then be carried out by our team. Inspections suit facility managers, hotels, hospitals, schools, towers and industrial sites preparing for civil defence or insurance audits.

Thermography Testing

Infrared thermographic survey of electrical panels, switchgear, busbars, transformers, motors and cable terminations to detect hot spots caused by loose connections, overloaded circuits and failing components before they cause an outage or a fire. The survey is carried out with the system live and under load, without contact, so there is no downtime. We record thermal and visual images of each panel, classify anomalies by temperature rise and severity, and issue a report with recommended actions and priorities. Periodic thermography is a standard preventive maintenance item for facility managers and is often required by insurers; we also apply it to mechanical plant, building envelopes and roofs to find insulation faults and moisture.

PRV Installation

Supply and installation of pressure reducing valves (PRVs) and pressure relief valves on domestic water, fire-fighting and process lines to protect pipework, fittings and equipment from over-pressure. High-rise buildings, booster sets and long distribution networks routinely see pressures that exceed what fixtures and appliances are rated for, causing leaks, hammer and premature failure. We select and size the valve for the flow and the required downstream pressure, install it with the isolation valves, strainer and gauges the standard details call for, set and test it under load and hand over with the commissioning record. Replacement of failed valves and re-commissioning of existing sets are also carried out.

Crack Injection

Epoxy and polyurethane injection to repair cracks in slabs, walls, beams, basements and water-retaining structures. Low-viscosity epoxy injection restores structural continuity in dormant cracks by bonding the concrete on either side; polyurethane injection stops active water ingress by reacting with the water to form a flexible, expanding seal. We assess the crack — width, depth, movement and whether it is leaking — clean and seal the surface, set injection ports and inject under controlled pressure until the crack is filled, then remove ports and make good. Typical applications are basement walls and rafts, water tanks, tunnels, lift pits, car park decks and structural elements identified by an engineer’s inspection.

Water Tight Sealant

Application of high-performance sealants to expansion joints, construction joints, façade and cladding gaps, window and door perimeters, wet areas and roof details to keep water out and keep finishes intact. The right sealant depends on the joint — polyurethane or hybrid sealants for movement joints and façades, silicone for glazing and wet areas, polysulphide for water-retaining structures — and on the width, movement and substrate. We prepare and prime the joint, install backer rod to control depth, apply and tool the sealant for full adhesion and hand over with the product data for the maintenance file. Resealing of failed joints on existing buildings, including at height, is a large part of this work.

Cable Duct Bentonite Filling

Filling and sealing of cable ducts, sleeves and conduits with bentonite-based sealing compounds at building entries, substations, manholes and pits to stop water and moisture travelling along the duct into the building or switchgear. Bentonite swells in contact with water to form a watertight, re-sealable plug around the cables without damaging them, and it can be reopened when cables are added later. We clean and prepare the duct, fill around live and spare cables and cap the entry, with mechanical duct seals where a rated, gas-tight or fire-rated seal is required. The service is standard on substations, telecom rooms, basements and any structure below the water table where flooded ducts are a recurring problem.
